Do I pay real estate taxes?
You will not pay real estate taxes in a Reserve community. This is a significant cost savings compared to a site-built home in this area. You are responsible for paying personal property tax to the county once per year based on the value of your home.
How often do lot lease prices go up?
Lot rents will increase as needed to match current market rent rates.
Is there an application process?
Yes, there is a formal application process each homebuyer must go through to be approved for a lease prior to moving into the community including qualifying based on income and credit history, and clearing background checks.
What does the background check cover?
Those with a history of violent crime, drug-related crime, or crimes against minors will not be allowed to purchase a home in our community.

How long do factory-built homes last?
The average life expectancy of a manufactured home is between 30 and 55 years. Each home meets many of the same building code requirements as a site-built home. These homes are built to high standards and have been proven to withstand harsh weather, including hurricanes and tornados.

We offer a wide variety of resort-style amenities, such as community centers, fitness centers, swimming pools, pavilions, sports courts, dog parks, walking trails, playgrounds, fishing lakes and piers, and beautifully maintained grounds.
What is included in the lease fee?
The monthly lease fee covers the home site lease, an 8x10 storage shed on your lot, use of facilities, and community maintenance.
Is this a pet-friendly community?
Yes! Some rules do apply, such as up-to-date vaccines and no violent breeds. A list of restrictions can be provided.
